Our appraisal process includes a thorough inspection of the property, followed by a market analysis to determine its value. We then provide you with a detailed report of our findings.
The appraiser will visit the property to inspect the interior and exterior, taking note of features such as the size and layout of the property the condition of the property, and any special features or amenities that the property may have.
The Appraiser will prepare a written report based on one or more of the three methodologies for determining value. These are usually referred to as the three “approaches to value” which are generally independent of each other:
The Cost Approach – this is the theory where the value of a property can be estimated by summing the land value and the depreciated value of any improvements. This is considered most reliable when used on newer structures and is often the only reliable approach when dealing with special-use properties (e.g., public assembly, marinas).
The Direct Comparison Approach – by comparing the property to similar properties that have recently sold in the same area.
The Income Approach – This approach is generally considered the most applicable valuation technique for income-producing properties and for commercial income-producing properties, where it capitalizes an income stream into a value indication.
The appraiser will prepare a written report that includes the details of the property, market analysis, and an estimate of the property’s value. The report will be reviewed extensively by the appraiser to ensure that all the information is accurate and complete. The report will then be presented to the client, which can be an individual, a lender, a law firm, or a government agency, depending on the purpose of the appraisal.
